SilverLakes Maintenance Assessments
SilverLakes Community Association is a master planned development consisting of approximately 2400 privately owned acres, 39 sub-association neighborhoods, and various commercial parcels.
The SilverLakes Master Association owns and maintains the vast landscape common areas, playgrounds, a community pool, private roadways, and many other common elements within the SilverLakes Community Association. The maintenance for these areas is funded through resident maintenance assessments . These assessments (commonly referred to as quarterly dues or maintenance assessments) are carefully budgeted for each coming year and are payable on a quarterly basis to the SilverLakes Community Association by all community members. Assessments are subject to change on a yearly basis. |
To ensure the common areas, amenities, and owner parcels are maintained; and protect our members property values as well as collect these assessments, SilverLakes contracts with a professional management service.
Pines Property Management is contracted by SilverLakes to administer the day-to-day operations, as directed by the Board of Directors. Management works directly with the Board of Directors to ensure the standards of the community are maintained.

SilverLakes Sub-Associations
In addition to the SilverLakes maintenance assessments , most residents belong to a separate sub-association within SilverLakes. Sub-associations own and maintain private amenities exclusive to their residents and guests such as:
The sub-association assessments, if applicable, are due and billed separately, and payable directly to the sub-association as a separate maintenance assessment. It is important that payments are not combined, as SilverLakes and your respective sub-association are two separate legal entities. Combining your payments can result in falling behind in one or both accounts.

Cable & Internet
SilverLakes has negotiated a discounted bulk cable tv and internet rate for all residents. This service is provided as an amenity to all residents and billed along with the SilverLakes Quarterly Assessments. For ONLINE Bill Pay:
Online Bill Pay is a scheduled recurring payment setup on your bank's website and processed directly by your bank. Online Bill Pay will process a physical check and mail it based on your requested time frame. NOTE: You must allow sufficient processing time (this time varies by banking institution), and mailing time. All payments are due on the first day of each quarter. Late fees are assessed on the 15th day of the quarter. Bill Pay Address and Payee Name: Payee will be the name of your Association. If you pay multiple Associations, ensure to set up a separate payee for each. Mailing Address: C/O Pines Property Management, Inc. P.O. Box 522395 Miami FL, 33152 Important: 1. Ensure each of your payments has the correct Association Name and account number included. 2. Ensure each Association, if applicable, is set up as a separate payee. 3. Ensure you allow adequate time for the payment to be received by the due date (First day of the quarter). 4. Ensure adjustments are made in the event of any increases to your assessments. 5. Special Assessments or any other non-quarterly assessments would require you to process a one-time payment or a one-time change to your scheduled fee. 6. It is the property owner's responsibility to ensure all payments, regular or special, have been properly processed and received. |
