Dear SilverLakes Residents:
At the January 22, 2024, Board of Directors meeting, your board adopted revised Community Standards and Modification Guidelines. Several guidelines have been revised to ensure our community is maintained to the highest standards.
As a deed-restricted community, it is our goal to protect the property value of every homeowner’s investment. Enforcement of our community standards is tasked to our property management company, Pines Property Management, Inc.
Pines Management is directed to advise property owners when their home may require maintenance or if the property is not in compliance with any of the deed restrictions.
We kindly ask that you review the guidelines in their entirety and ensure that your property is in compliance with the community standards. As we gear up to ensure all of the homes comply with our new standards, we ask that you take a proactive approach and address any of the attached priority items by June 30, 2024, to avoid additional enforcement.

New Sub Association Pool Parking Regulations
Attention SilverLakes Residents:
There have been multiple complaints from neighbors nearly being struck by golf carts utilized in our community. Please note that our documents prohibit golf cart use in our community and state law also imposes restrictions that may result in citations or escalated legal consequences. SilverLakes Deed Restrictions: Article 3, section 2, (c) II, Vehicular restrictions: ... No mopeds or golf carts may be operated on the general common areas or exclusive common areas. Article 3, section 2, (cc) Golf Carts: No golf carts shall be operated within the properties. Florida State Statute 316.212 Operation of golf carts on certain roadways.—The operation of a golf cart upon the public roads or streets of this state is prohibited. |

As you should be aware, the SilverLakes Community Association employs a roving security service to monitor the community common areas and sub-association neighborhoods.
This service is very important to our community's safety and security, however, it is important to understand the service's capabilities and responsibilities. To that end, SilverLakes and FPI Security Services have prepared the attached responsibilities and important notes.
Please take a moment to review the attached document, and to note the contact number for your security detail officer.
Remember that security service is an aid to assist and deter. Security surveillance cannot prevent everything, nor are they the police department. It is incumbent on each resident and property owner to take steps to secure and protect their property, belongings, and residents.
If you see a crime being committed, please contact 911 first and report, before calling the FPI guard on duty. They are not an armed security force

Dear SilverLakes Residents:
SilverLakes Community Pool access is set up via the Open Path system. This is a Bluetooth-enabled application, allowing access via the use of a smart device.
Note: This application is only for SilverLakes Community pool located at the Community Park at NW 178th Avenue. This application will not allow access to any sub-association swimming pools.
If you haven't set up the Open Path access, please reach out to [email protected] for instructions.
